(e.g., drugstores, supermarkets, discount liquor stores, big box concepts, dry cleaners)
Population/Demographics:
Minimum of 55,000 people living in defined trade area convenient to subject site
Traffic Counts:
Minimum of 20,000 cars passing in front of subject site in a 24 hour period
Customer Base:
High daytime populations in established middle income areas and
educational centers (including gyms, yoga studios, Weight Watchers®, Curves for Women®,
Jenny Craig®, colleges, corporate offices)
Ingress/Egress:
Left hand turn available directly into subject site. At least two points of ingress/egress to subject site.
Set Back:
Store set back no more than 100 feet from the main street
Visibility:
Unrestricted visibility to main street from subject site. End cap, point position, pad site or available free standing locations.
Parking:
Minimum of 25 full size parking spaces convenient to store entrance. However, shopping centers must have parking available for more than 150+ cars.
Store Width:
Minimum of thirty feet (30’) of store front
Store Size:
Minimum of 2,200 square feet and maximum of 3,000 square feet. Existing restaurant sites acceptable.
Store Signage:
At least one (1) storefront sign with minimum of twenty four inches (24”) individually lit block letters as allowed by code
Lease Term:
Minimum of five year initial term with four, five year renewal options. Rents should be fixed, not subject to CPI escalations.
Site Conditions:
Site should come with A/C, natural gas, plumbing hook-up, electrical panel and handicap bathrooms
